The total space under the loft from the floor to the bottom of the rail is 44-1/2"H. The slats for the bottom bed are going to sit at about 13-3/4" from the ground. So if you add an 8" mattress to that, it comes to 21-3/4".
44-1/2" minus 21-3/4", would leave you 22-3/4" of clearance.
